A-Star Ownership: David does not solely own A-Star — Blaise Burch is a business partner. Before folding A-Star under Gardner Enterprises formally, partnership agreement and buy-sell provisions need review.

3175 Flamingo LLC: Personal home being built with cash value. Recommend holding in a single-member LLC (e.g. Gardner Flamingo LLC) for liability protection and estate planning flexibility — especially before it goes into the rental market.

Gardner Tech Entity: Intellectual property created here (software, platforms, algorithms) should be owned by this entity with proper IP assignment agreements — especially if Austin or Dalton contribute to development.
